A timber house with a defined layout The Helsinki 18 is an unpainted timber garden house. Its external dimensions are 530 × 445 cm, and its internal dimensions are 510 × 425 cm. The listed area is 16.1 m² plus 5.5 m², giving a stated total of 21.6 m². Check the dimensions against your planned site and intended layout before choosing.

Details to help you plan

1. Wall and roof heights: The walls are 70 mm thick. Wall heights are 194/217 cm, and the ridge height is 268 cm.
2. Glazed doors and windows: Includes one glazed door measuring 1425 × 1955 mm and another measuring 840 × 1955 mm, plus two glazed windows measuring 765 × 990 mm each. The windows open in both directions and come with fittings.
3. Roof measurements: The roof area is 28 m², with a 14° pitch and a 30 cm overhang. Roof covering is not included.
4. Timber and threshold: The house timber is 100% northern spruce. Doors and windows are made from glued timber with a stated moisture content of 8–12%. A stainless steel door threshold is included.
5. Boards and assembly components: The set includes 18 mm profiled floor and ceiling boards, autoclave-treated base beams, fasteners (nails and screws) and assembly instructions. Installation is not included.
